Well, yes.  At least that’s what the “Be a Santa to a Senior” program says.  This Christmas, elderly residents in need of some extra help can attain assistance.  The sixth annual “Be a Santa to a Senior” program provides non medical home care and companionship for elderly persons.  You can participate in “Be a Santa to a Senior” through Monday, December 14th.

Christmas trees will be erected and draped with ornaments containing the first names of the seniors and their gift requests. Just pick up an ornament, buy what’s on the list and return them to the store.  Volunteers and nonprofit workers will collect, wrap and distribute the gifts to the seniors.

If you’re a home buyer, there are great loans available in all price ranges, from the low hundred thousands up through 10 and 20 million dollars. And multiple ways to buy. Here are some options to consider. #1) Zero down payment! If you’re a Veteran (or National Guard or Reserve) you can buy a home for zero down, finance 100% of the purchase price, and the Seller may pay all of your closing costs! And not just on little homes either. Up to $737,000 (depending on the county.) And remember, if you used your VA eligibility previously and sold the house, you still have VA eligibility. It never expires! #2) 3% down payment. Teacher or retired teacher and member of STRS? You can buy for 3% down, and STRS will make an 80% First Trust Deed loan, plus a 17% Second Trust Deed loan, and you don’t even have to make the payments on the 2nd for 5 years!Nice homes too, up to $670,103!

#3) FHA, 3.5% Down. FHA loans used to be a hassle, but no more. In some areas more than half of the new loans are FHA loans. You make a low down payment (all of which can be a gift from a relative), prices up to $729,000, non-occupant co-signers to help credit scores, and sellers can pay up to 6% in closing cost credits. Wow! What’s not to like about FHA loans! #4) Need a Jumbo loan for a larger house? We have loans up to $2,000,000 and $5,000,000 with 5, 7, and 30 year fixed rates, and even some 40 year, interest only loans. With seller financing, a buyer can buy with only 10% down. #5) Buying a luxury estate in the 10 – 20 million dollar range? Let’s see if we can cross-collateralize other assets or securities up to 70% of the purchase price, and let’s consider your personal cash flow rather than just your taxable income. Agoura Hills Extends Cell Tower

The cell phone moratorium in Agoura Hills has been extended for another 10 months.  Due to the speculation of cell towers causing damage to citizens health, T-Mobile request was originally stomped out.  Because the City Council is divided on the issue, the debate continues anew despite the recently ruling banning cell towers.  City Council member John Edelston said, “We need to step back and see what’s best for the city.”  We’ll be sure to keep you updated as the story develops.

Popular Trader Joe’s grocery store is coming to Agoura Hills in 2010, along with other stores and restaurants. The project known as Shops at Oak Creek is slated to open about September.  Area residents will be pleased that the grocery store will be so convenient being located on Canwood St., east of Kanan, not far from McDonalds.  The developer has been working with the City of Agoura Hills to establish a unique shopping area that includes Oak Creek running thru the area.  It is anticipated that customers will enjoy having a new venue in which to shop and to enjoy other dining experiences.

Just weeks ago I wrote a blog on the resignation of our well seasoned librarian, Raya Sagi(Librarian). It’s now time to introduce our newly hired librarian, Elaine Adler.

A 34 year veteran with the public library system, Adler is the regional use services coordinator for 14 libraries and four bookmobiles.  “I love it,” Adler said.  “The City is very pro-library – it’s a very nice place to be.”  Please welcome Elaine next time your in.

Isabell’s is the newest Italian Resataruant to open in Agoura Hills.  Located at 29020 Agoura Rd. A-10, the restaurant will be a familiar place to many of the local citizens. There are many familiar faces among the employees too.  The atmosphere remains that of a a causal and comfortable eating place for lunch and dinner.  The menu is traditional Italian with a wonderful variety of appetizers, soups, salads, pizzas, meats, poultry and, of course, pastas.  Besides lunch and dinner menus there is a take out menu.  For information call 818.865.8472.

Free Drive Thru Flu Shots in Agoura Hills/Calabasas

This Saturday (11/14) there is a five-city (Hidden Hills, Agoura Hills, Calabasas, Malibu, and Westlake Village) exercise to provide drive-through free flu shots.

Seasonal flu shots will be provided to anyone over 6 months of age on a first come, first served basis.  There will also be a limited amount of the H1N1 flu vaccine, which will be administered to those priority groups identified by the Centers for Disease Control and Prevention including pregnant women, household contacts and caregivers for children younger than 6 months of age, and healthcare and emergency medical services personnel.  If there is still vaccine remaining, shots would be given to children from 6 months through 18 years of age, then young adults 19 through 24 years of age, and persons aged 25 through 64 who have health conditions associated with higher risk of medical complications from influenza.

The flu shots will be given at the Agoura Hills/Calabasas Community Center (27040 Malibu Hills Road, Calabasas) from 10:00 a.m. – 1:00 p.m., or until the vaccine is gone.

Anyone who drives along Thousand Oaks Boulevard between Lindero Canyon and Westlake has noticed the massive grading project on the north side of the boulevard. This is the start of the Westlake Village Sports Fields / Triunfo YMCA facility. As you can see, this is a big job, and the dozers are moving tons and tons and tons of earth to shave hilltops and fill valleys in order to come up with the 20 or so acre pads needed for the sports fields and buildings. To dimiinish the stark appearance of newly graded lots, the landscaping and irrigation are going in as quickly as possible to get some grass, trees and shrubs growing. The finished facilities are scheduled to include soccer and baseball fields, a jogging/walking track, skateboard park, volleyball and basketball, plus picnic areas. The YMCA building will house a pool, indoor basketball, gym, meeting rooms, child care centers and more. This is a major undertaking by the city of Westlake Village and the YMCA, but I’m thinking it will be a terrific and well enjoyed complex when completed.
