Some good news for Westlake and Agoura Hills

If you want to follow the trends, just follow the headlines. In the past two weeks we have seen headlines pointing to a more positive real estate market. From the Huffington Post and other news outlets, 30-Year Mortgage Rates Top 5%. Why is this positive? As interest rates creep up, sooner or later home buyers begin to notice. The sentiment that there is no hurry, that an even better deal will be there tomorrow, begins to slip away. As this article points out, if interest rates rise from 5% to 6% and the price of a home drops from $500,000 to $450,000, the actual cost of the home over 30 years will be $90,000 higher.

From the LA Times, California Luxury Home Sales Jump 21% (even the wealthy like a bargain). And the Wall Street Journal, Cash Buyers Lift Housing, cites data from the National Associations of Realtors indicating 28% of home sales last year were all-cash deals – double the rate in 2008.

Finally, from the LA Times again, Now May Be the Time to Buy a Home. Says the usually pessimistic economist Christopher Thornberg, principal with Beacon Economics in Los Angeles, “Certainly, we’re pretty sure we’re at the bottom” for home prices, as quoted in the luxury home sales article.

What does it all mean? If you are a home buyer, it may be time to step up to the plate. Stories of homes selling in multiple offers are not uncommon. This means you could soon find yourself paying both a higher interest rate for your mortgage and a higher price for your home.

If you are a seller who is buying up, now may be the time to pick up that dream home. And if you are selling because of a personal or financial situation, don’t wait for prices to rise dramatically unless you have a lot of time. During the 1990s, in the LA area,it took 9.5 years for home prices to regain their 1990 peak.

As we all march into the malls buying gifts and throwing them in our closets until the special day, here is a word to the wise. Bed bugs are on the move!

Two years ago year my son suffered an infestation in his apartment in San Francisco. “There’s one on the dust ruffle!” he screamed into the phone at 11:30 one night. Thus began an expensive ordeal and two months of his sleeping in his living room.

The advice below came across my desk from a friend, and even if you don’t believe it, it offers an easy precaution:

“We have friends here in our community and one of their sons is an entomologist (insect expert) who travels all over the country as an advisor to many of stores. He is telling them that there is an epidemic of bed bugs now occurring in America. Recently,  several stores in New York City have had to close due to bed bug problems, as well as a complete mall in New Jersey.

“He says that since much of our clothing, sheets, towels, etc. now comes from companies outside of America, even the most expensive stores sell foreign clothing from China, Indonesia, etc. The bed bugs are coming in on the clothing as these countries do not consider them a problem. He recommends that if you buy any new clothing, even underwear and socks, sheets and towels, bring them into the house and put them in your clothes dryer for at least 20 minutes. The heat will kill them and their eggs.

“DO NOT PURCHASE CLOTHES AND HANG THEM IN THE CLOSET FIRST. It does not matter what the price range is of the clothing, or if the outfit comes from the most expensive store known in the U.S. They still get shipments from these countries and the bugs can come in a box of scarves or anything else for that matter. That is the reason so many stores, many of them clothing stores, have had to shut down in New York and other places. All you need is to bring one item into the house that has bugs or eggs and your live will change forever in an expensive way as you try to get rid of them.”

A long days journey

He walked a thousand miles on patrol, toting his pack on his back through terrain that can only be described as desolate. He is Stateside now, but not at home in the Conejo Valley. Rather, he is at a naval hospital undergoing treatment and observation for back injuries. He considers himself fortunate: he can stand upright.

This is just one of the thousands of stories emanating from Afghanistan and Iraq. Project Holiday Stockings, now in its eighth season, seeks to provide a bit of cheer at this time of year to our troops enduring brutal conditions, injuries, and death on our behalf.

The stockings are filled with items requested by our troops. The Project is a nonprofit organization, with  no salaries or expenses. Everyone involved donates their time and associated expenses.  To date the Project has shipped over 27,000 stockings to our troops.

To show your support, fill a holiday stocking not longer than 20 inches from top to heel with some of the items listed on the Project’s websiteBe sure to include your personal holiday greeting and/or e-mail address, as well as a check for $10.70 to cover shipping for your stocking. Make checks payable to Denise Snavely.

All monies are deposited into a special account set up by the Westlake office of Merrill Lynch.  The checks drawn on that account are made payable to the United States Post Master of Thousand Oaks.

You can deliver your stocking to one of the local collection points listed on the website. The deadline is December 13.

This year Project Holiday Stockings is dedicated to U.S. Army Spc. Andrew Jordan “A.J.” Castro, who graduated from Westlake High School in 2008; he was killed August 28 in a land mine explosion in Afghanistan.

#37 to the Rescue! Your fire station serving North Ranch

In 1975, the North Ranch area was being planned and developed. However, there was a caveat. A fire station was required in order to safely service the North Ranch Community. Although the agreed upon location eventually became a park, North Ranch was erected.

At the time, the city of Thousand Oaks wanted to save the Wildwood Mesa on the west end of Avenida de los Arboles as open space, so the city reached an agreement with the owners of Wildwood Mesa. Wildwood mesa agreed to allow homes to be built in the North Ranch area. As part of the agreement, Conejo Recreation and Park District would agree with the city and Mesa owners only if they could have the original fire station site to add to their park site. Therefore, a second fire station site was agreed upon, which is the northeast corner of Kanan Road and Upper Ranch Road. This is the site of today’s fire station. Fire station 37.

I thought this would be interesting information as we are in full fledged fire season. It’s comforting to know that North Ranch has a great fire station ready to service our area if we need help. And by the way, this stations doubles as a polling center on Election Days.

Pot Pie for the Chilly Weather chicken pot pie recipe by misty smoke

1 package pie crust
Roasted turkey or chicken
1/4 cup butter
1/3 cup flour
1/3 cup onionturkey pot pie recipe
1 1/2 cup chicken broth
1/2 cup milk
2 cups mixed veggies

Heat oven to 425. Place pie crust in pie pan. (Your pie pan works amazing lol). In sauce pan melt butter over med heat add onions, cook till tender, about 2 mins. Stir in flour salt n pepper. Cook stirring constantly till bubbly; remove from heat. Stir in broth and milk. Heat till boiling, stirring constantly. Boil and stir 1 minute. Stir in turkey or chicken and vegtables, remove from heat. Spoon mixture over crust. Place second crust over filling. Flute edge cut several slits in top. Bake at 425 for 35 or 40 mins. Or until golden brown.

The hunt for the perfect Bundt

For nearly 9 months I’ve been in hot pursuit of what some would call the perfect Bundt. However arduous the lengthy process may seem, I must assure you that it has been nothing but pure joy. Although once bashful of attempting to uncover the most prime, flawless Bundt, I have since fully embraced the enticing call.

I was acquainted to the store by way of fluke, that is, I merely stumbled upon the fine establishment on a miserably dreary day last December. My first exposure could be considered somewhat of a tease in that I hadn’t entirely decided what this shop would mean to me. It was not long, however, before I became considerably friendly toward the owners, Tom and Terre Downey. Through snappy rhetoric and my first purchase, my blooming relationship with the store would soon surely reveal the nebulous concept of the premier Bundt.

The first bite was not a fairy tale story of a prince and princess, nor was it entirely repugnant. Instead, as I pulled away from the first bite my eyebrows twitched, raising gently as if to consider the rarity just encountered. Recalling the richness of the chocolate only led me to consider its fluffiness; just as the buttery frosting only led me to ponder its crispness. I was indeed torn. Where to begin? How to approach? How to proceed? The options were immense, yet so simple. Take another bite. The next was a bit larger, again, more interesting, and of course the process continued in scale. Before long the cake was gone and still the desire for the perfect Bundt loomed – now even larger than before. What was a girl to do?

Over a period of 8 months I continued to tease my buds with the most complex of flavors. From dark chocolate to light, from raspberry to carrot and lemon, I knew I had not achieved perfection. I tried pecan swirl and ‘flavors of the month’ to no avail. Then, when the pursuit was ripe, the air began to change. The humidity increased uniformly with the temperature, the trees stopped swaying and the wildlife seemed to disappear. Never mind that it was summer, I was on the verge of discovering the perfect Bundt! I could feel it.

I strolled in to Nothing Bundt Cakes with my usual flaming desire but a bit more casually this time, as if to show my confidence. I struck up a quick conversation and promptly had the one cake that had not yet been consumed. It was the perfect alliance of sugar and eggs, the holy matrimony of vanilla and chocolate – a sensational marble cake. But, alas, after consumption I was fooled! I couldn’t help but think of the famous author Goethe who once said:

“Distance is like the future. A vast twilt entity lies before us, our perception is lost in it and becomes as blurred as our eye site, and we yearn – we yearn to surrender all of ourselves and let ourselves be filled with a single, tremendous, magnificent emotion but alas … when we hurry to the spot, when there becomes here, everything is as it was and we are left standing in our poverty and constraint, our souls longing for the balm that has eluded us.”

I still have yet to find the perfect Bundt, but it’s there. I will keep searching.
